  • Lease Criteria in Applying for a Home

  • Before you apply for a lease, please read the following information concerning the approval process. If you have questions, please contact us before applying.

    Application Process & Screening Criteria
    Larsen Properties is committed to equal housing and we fully comply with the Federal Fair Housing Act (FFHA). We do not discriminate against persons because of race, color, religion, sex, handicap, familial status, national origin, or age. We also comply with all state and local fair housing laws. We offer application forms to everyone who requests one. Each occupant over the age of 18 must complete an application and pay the application fee.

    Approval is based on six factors:
    - credit history
    - employment verification/history
    - income verification
    - rental history
    - criminal background check
    - terrorist database search

    Employment Verification/History & Income Verification
    Income should be a minimum of 3 times the rent and verified by the employer through pay stubs, tax returns, and/or bank statements. Self-employed income may also be verified with a CPA-prepared financial statement or tax return. Your employment history should reflect at least 6 months with your current employer. Transfers or relocations must have correspondence showing an accepted job offer.

    Rental History
    Rental history must be verified from unbiased sources. Home ownership will be verified from a current credit report. We accept base housing as rental history. Evictions on record within the previous 5 years will be automatic grounds for denial. Broken leases will be considered on a case-by-case basis and an additional security deposit may be required.

    Criminal Background Check
    We will not rent to anyone with a conviction for an aggravated crime or to any person required to register as a sex offender. Other criminal history issues will be reviewed on a case-by-case basis.

    Rental Criteria for Pets
    Policies on pets vary from home to home. Certain owners do not permit any pets, while others may restrict certain types and/or sizes of pets. No more than two pets per household are permitted without specific owners’ approval. No aggressive breed dogs are allowed, which includes any of the following: Pit-Bull, Doberman Pincher, Rottweiler, Akita, Chow-Chow, Tosa, Innu, Presa Canario, Dogo Argentino, Ban Dog, Husky-Alaskan Malamute, and of the Russian Shepherds, or Kerry Blue Terriers. If they are fully or partially any of the breeds listed above, tenants will be evicted for misrepresenting the breed of their dog or the possession of poisonous, dangerous, or illegal pets, or endangered species.

    STOP - MUST READ!!! - Before going any further in applying for this home - you will be charged a $50 application fee per adult to complete this application. This automated application process DOES NOT have the capability to review your application prior to pulling your credit. It would be a very good idea for you to confirm that the home is still available, and that your situation is not outside the normal with roommates, eviction history, foreclosures, bankruptcies, job loss, minimal income, unusual pets, large pets, multiple pets, multiple families, large families or anything that would cause your application to be rejected up front needs to be communicated to Larsen Properties prior to completing this application. THE APPLICATION FEE WILL BE NON-REFUNDABLE BECAUSE THERE WILL BE NOTHING LEFT TO REFUND AFTER YOU SUBMIT YOUR APPLICATION!

  • Authorization: Applicant authorizes Landlord and landlord's agents, at any time before, during, or after any tenancy, to:
    (1) obtain a copy of Applicant's credit report;
    (2) obtain a criminal background check related to Applicant and any occupant; and
    (3) verify any rental or employment history or verify any other information related to this application with persons knowledgeable of such information.

    Notice of Landlord’s Right to Continue to Show the Property: Unless Landlord and Applicant enter into a separate written agreement otherwise, the Property remains on the market until a lease is signed by all parties and Landlord may continue to show the Property to other prospective tenants and accept another offer.

    Privacy Policy: Landlord’s agent or property manager maintains a privacy policy that is available upon request.

    Fees: Applicant submits a non-refundable fee of $50.00 for processing and reviewing this application.

    AUTHORIZATION TO RELEASE INFORMATION RELATED TO A RESIDENTIAL LEASE APPLICANT

    I am submitting this application to lease a property from Larsen Properties.

    I give my permission:

    (1) to my current and former employers to release any information about my employment history and income history to the above-named person;
    (2) to my current and former landlords to release any information about my rental history to the above-named person;
    (3) to my current and former mortgage lenders on property that I own or have owned to release any information about my mortgage payment history to the above-named person;
    (4) to my bank, savings and loan, or credit union to provide a verification of funds that I have on deposit to the above-named person; and
    (5) to the above-named person to obtain a copy of my consumer report (credit report) from any consumer reporting agency and to obtain background information about me.

    (6) to allow sharing of all information provided with the owner of the home being applied for. 

    SECURITY DEPOSIT:  I agree that if a deposit is given to the property manager to take the home off of the market on my behalf with the intention of signing a lease - this deposit is non-refundable.  Once the applicant is approved to lease the home, a TAR lease must be signed and executed within 3 business days or the deposit will be forfeited and the home will be placed back on the market for rent.
